Light Gauge Metal Framing
Cold-formed steel stud systems for walls, floors, and roofs — engineered for Florida's wind loads, humidity, and termite pressure. Residential additions to full commercial structures.
Cold-Formed Steel.
Zero Rot. Zero Termites.
Light gauge metal framing (LGMF) uses cold-formed steel studs and tracks as an alternative to dimensional lumber. For Florida builds — where humidity, termites, and hurricane loads define the job — steel framing solves several problems wood can't: it doesn't warp, shrink, twist, burn, rot, or feed insects. Studs come dimensionally consistent, pre-punched for utilities, and cut-to-length on spec.
We install load-bearing and curtain wall systems, coordinate with engineers on connection details, and deliver panels either stick-built on site or shop pre-fabricated and trucked in.
Where LGMF Makes Sense
Residential Additions
Second-story additions, in-law suites, and garage conversions where wood isn't ideal. Matches existing structural assumptions when properly engineered.
Hotel & Multifamily
Mid-rise multifamily, hotel guest rooms, and senior housing where fire ratings and demising walls require non-combustible assemblies.
Retail & Tenant Buildouts
Storefronts, interior partitions, shaft walls, and demising walls in commercial space. Fast install, minimal job-site waste.
Medical & Institutional
Clinics, assisted living, and school facilities where fire-rated assemblies and code compliance are non-negotiable.
Industrial Buildouts
Office mezzanines inside warehouses, break rooms, and demising walls where wood isn't allowed.
Fire-Rated Assemblies
1-hour, 2-hour, and 3-hour rated walls, shafts, and floor-ceiling assemblies using UL-listed systems.
From Plans to Framed Structure
Takeoff & Engineering
We take off framing from your drawings, coordinate with the engineer of record, and confirm stud gauges, spacings, and connection details.
Material & Cut Schedule
Steel ordered to spec, cut-to-length bundles prepared, or full panels pre-built in shop for faster install.
On-Site Install
Crew installs tracks, studs, bridging, bracing, and king studs. Coordinated with MEP rough-in and sheathing trades.
Inspection Handoff
We stay on site through framing inspection, handle punch items, and confirm everything is plumb and code-ready before the next trade arrives.
Built for Florida
Conditions.
Wood framing has two enemies in this state: humidity and termites. Steel has neither.
- 01
Termite-proof by default
No bait stations, no annual inspections, no risk of structural damage from subterranean termites. Steel isn't food.
- 02
Hurricane wind-load compliant
Engineered to Florida Building Code wind speeds. Connection details stamped for your specific exposure category and wind zone.
- 03
Dimensionally stable
No shrinkage, no warping, no crown. Drywall goes on flat the first time. Fewer callbacks for nail pops and cracks.
- 04
Non-combustible
Insurance advantages, fire-rated assembly options, and no fuel load in the wall cavity.
Common Questions
Steel studs don't warp, rot, or feed termites. They're dimensionally consistent, non-combustible, and cut job-site waste. For Florida's humidity and termite pressure, LGMF eliminates the two biggest long-term risks of wood framing and typically installs faster once bundles arrive on site.
Yes. LGMF complies with the Florida Building Code when designed to AISI S240/S230 standards. We engineer connections and wall assemblies to meet wind-load, fire-rating, and structural requirements for your specific site and exposure category.
Yes. We install both load-bearing and curtain wall systems. Load-bearing typically uses heavier gauge studs (14–18 ga) with engineered tracks, bracing, and connection details stamped by a licensed engineer.
Once panels or pre-cut bundles arrive on site, erection is typically 20–30% faster than stick-built wood framing because studs are straight, pre-punched, and consistent. Shop pre-fab options accelerate it further.
Framing is our primary scope. We coordinate sheathing and house wrap handoff with your GC or sheathing sub, and can quote sheathing as an add-on depending on project size.
